savings onto our clients. By the Seller's
assistance in marketing, negotiations, open houses,
etc. - your potential net savings are immense.
In addition to your property appearing in the local
MLS and
www.realtor.com, it will feed to hundreds of
real estate agent’s websites through Broker
reciprocity. Also, your listing will be picked up
by other
national websites.
Using
our Flat Fee MLS Listing Service will save you
thousands in commissions, and you will retain
control of the entire sales transaction. This
Program is designed to give the client who feels
comfortable selling their property themselves the
maximum exposure they need to market their property
without paying outrageous real estate fees.
Finally, the High Country has a reputable and cost
effective real
estate company to help you sell your home.

Rise of 'A La Carte' Real Estate
American Homeowners Foundation and
American Homeowners Grassroots Alliance President
Bruce Hahn says home buyers and sellers will look to
a la carte real estate services in the future, which
will spawn numerous niche markets.

MAJOR ADVANTAGES
§
Only pay a commission if a real estate agent
sells your home
§
Control commission by YOU deciding how much
to compensate Buyer's agent - not the
Seller's agent dictating the percentage.
§
Avoid paying any real estate listing commission
by paying a fixed fee upfront
§
Retain your right to sell your property by owner
and pay NO commission - You
can have your property (house or land) listed on the
MLS and STILL try to find a buyer yourself.
§
Advertise your property on Realtor.com & many
more national real estate web sites
F.S.B.O.
FSBO (For Sale By Owners) can take advantage of the
greater exposure power from MLS (Multiple Listing
Service). Your MLS listing not just only increases
your exposure it will open a greater pool of Buyers
– it will provide an extra avenue of Buyers who
utilizes real estate agents who typically stay away
from traditional FSBO listings.

Surprising Results by Consumer
Reports Magazine
Consumer Reports Magazine reveals in
their September 2008 issue the results of their
National Research Center's recent Annual
Questionnaire. Surprising findings were
reported regarding lower commissions. 'It
reports often cutting the traditional 6 percent to 3
or 4 percent, tended to be just as satisfied with
the result as those who paid the full fare. Paying
the real-estate agent a lower commission had no
overall effect on the selling price. The results
show that the higher commission didn't always
translate into more service or better results.'

Technology is
Changing the Real Estate Market
The Internet provides information
that is more easily collected – making lower
costs for the real estate firm.
According to the 2006 National Association of
REALTORS® Profile of Home Buyers and Sellers, 80% of
all homebuyers used the Internet as an information
source. (Source: 2006 National Association of
REALTORS® Profile of Home Buyers and Sellers.) And this percentage is growing very quickly each
year.

Limited Service Brokerage Seen Increasing
NAR
(National Association of Realtors®)
has released its latest profile of homebuyers and
sellers, showing that For Sale By Owner (FSBO) sales
are declining but the use of limited service brokers
may be increasing. The survey found that 9 percent
of respondents used "limited service" brokers and 8
percent used "minimal services," such as just
listing a property in the MLS. NAR (National
Association of Realtors®)
said there were not
benchmark numbers for limited service brokerage, but
it believes more brokers are now offering unbundled
services and the trend is likely to continue...

Interest in Flat Fee Listing Service
to Gain Price Advantages in a Down Market
During the housing slump in some
states starting in 2007, a new interest in flat fee
listing services to help gain a price advantage has
occurred. By reducing the listing agent cost,
property sellers have been able to reduce their
price below their neighbors', thus increasing the
chance of making the sale. From
